How much does the certificate of occupancy cost in Murcia?
The second occupancy certificate of occupancy in Murcia has a variable rate depending on the type of dwelling and its surface. For a 100m2 house, the cost would be as follows:
- Housing in a multi-family block in a closed block = €31.81
- Housing in a multi-family block in an isolated block = €32.77
- Single-family house in a row=36.78€
- Isolated single-family home = €39.74
For homes with a surface area greater or less than 100m2, the cost is adapted according to the surface area, not being able to give you a calculation formula right now. If you are interested in the exact rate, ask us.
For first occupancy certificates, the associated rate will be 4% of the Construction Material Execution Budget, the so-called I.C.I.O. o Tax on Constructions, Installations and Works.
What documentation do you need for the certificate of occupancy in Murcia?
To obtain the certificate of occupancy in Murcia, you need a serie of documents depending on the type of license you are looking for.
If what you need is a responsible declaration of second occupation (the most common), because it has expired or you need it for any type of procedure, you will need the following documents. Normally they are not difficult to obtain, you have the list below:

Obtaining the certificate of occupancy in Murcia is very simple, since you will only need the certificate of occupancy, a representative blueprint as well as paying the town hall fees.

When does the certificate of occupancy expires in Murcia?
The certificate of occupancy in the Region of Murcia expires in 15 years.
Both first and second occupation certificates are valid for 15 years, so after that time, a second or successive occupation certificate must be requested at the corresponding town hall.

If the certificate of occupancy of your home has expired, you will need to renew it.
To renew a certificate of occupancy you will need to present the responsible declaration for second or successive occupations.

If you have lost the copy of your certificate of occupancy, do not worry, because for a small fee you can request another copy as long as it is still valid.
Of course, you can request a copy as long as you are the holder of the original certificate of occupancy.
Where to consult the certificate of occupancy in Murcia?
There is no portal where you can check if your home has a valid certificate of occupancy or not.
The only option that exists to be able to know this information is to consult it in the City Council’s urban planning area. They’ll check their file and tell you.
Of course, in the event that there has been a recent sale, you’ll have to take into account that you won’t be the holder of the certificate of occupancy, so you won’t be able to request a copy for the procedure you need.
What are the requirements to obtain a certificate of occupancy in Murcia?
The requirements to obtain a certificate of occupancy in a home are quite simple and are usually met by all homes.
Among these requirements are minimum surfaces (36m2), the existence of a living-dining room, a bedroom, a kitchen and a complete bathroom, or that all rooms have ventilation to the outside except the bathroom.
