Project of change of use of premises to housing in San Javier

We recently completed a full renovation and change of use project, converting an old restaurant into a comfortable and functional home in San Javier. The transformation wasn’t just about updating the space—it also required a legal and technical process to ensure the property met all regulations for residential use.

What made this project special was that the owners were English-speaking clients unfamiliar with the local requirements, so we guided them through every stage, from the initial paperwork to the final finishes, making sure everything was clear and stress-free.

A Well-Designed, Efficient Home

The result is a two-story home with 80 m² of space, thoughtfully distributed to make the most of the available area:

  • Three bedrooms, designed for comfort and natural light.
  • Two full bathrooms, with modern and efficient installations.
  • An open-plan living and dining area, making the space feel larger and more practical.
  • A spacious outdoor terrace, adding extra light and a place to relax.

Key Improvements During the Renovation

Since the property was originally a restaurant, several important structural and efficiency upgrades were needed:
A redesigned staircase, making movement between floors easier and more comfortable.
Energy efficiency improvements, including better insulation and climate control solutions.
A full aesthetic renovation, modernizing both the interior and exterior.
The legal change from a commercial space to a residential home, ensuring all paperwork and regulations were handled properly.

Helping English-Speaking Clients Through the Process

For anyone not familiar with Spanish property regulations, a project like this can feel overwhelming. In this case, our clients needed help understanding how the system works, what permissions were required, and how to navigate the renovation process in a foreign country. We made sure they had clear explanations at every step, from dealing with the legal change of use to selecting materials and finishes.

Having someone to handle the bureaucracy, coordinate with local authorities, and keep the project moving smoothly was essential in turning this old restaurant into a home.

This renovation was not just about giving a new life to an unused space, but also about making the experience as simple as possible for the homeowners.
