¿What are the energy performance certificates for in Spain?
Energy Performance Certificates (EPCs) in Spain are mandatory documents for properties being sold or rented. They show a building’s energy efficiency rating (A to G) and offer recommendations to improve efficiency.
EPCs are valid for 10 years, and failure to provide them can lead to penalties. Certain properties are exempt.
Who is obliged to have an energy certificate in Spain?
In Spain, the following individuals or entities are obliged to have an energy certificate:
- Sellers: Property owners who are selling a residential or commercial building are required to obtain an energy certificate before putting the property on the market.
- Landlords: Property owners who are renting out a residential or commercial building must also obtain an energy certificate before advertising the property for rent.
- Property Developers: For new buildings, property developers are responsible for obtaining the energy certificate and providing it to the first owner of the property. If you are a self-promoter, you need it is as well. Do not worry it is included in the project.
It’s important to note that there are some exceptions and specific cases where an energy certificate might not be required, like old houses purchased for complete renovation.
How to get an energy performance certificate in Murcia?
